Visionaries and Innovators

In 1983 we coined the phrase “Attached Single Family Homes”. This became a household acromion.
In 1987 we created California’s first single family housing community with a shared common area consisting of Equestrian amenities for each household.
In 1995 we subdivided a 400-acre site into 20, 10-acre estate sites with 185 acres of common area consisting of vineyards.
In 2003 we designed the first multi-vender wine cave experience in the heart of wine country.

In 2013 we created the first dual life cycle housing community:

The first life cycle was comprised of 3800 studios and 1-bedroom living units which were to be occupied by construction workers of the Coos Bay LNG plant knows and Jordan Cove Energy.

The second life cycle contemplated the conversion of the first life cycle of housing into 463 2 and 3-bedroom townhomes and 67 single family homes, each of which would be sold or leased to resident3 within the local community.

5B is domiciled in the State of Wyoming, and operates throughout multiple West Coast states.

5B is comprised of a team of industry professionals:

The company locates opportunities, conducts its diligence, and negotiates the acquisition of properties that can be entitled to their maximum potential, and then sold for a profit.

5B generates higher than normal ROIs by limiting its pipeline of projects to those which only require capital investment in the entitlement process. Projects will only qualify if they include the potential for substantial growth in value through matters such as mitigation of development constraints and growth in density.

To limit risk and further maximize ROI, the company will limit its commitment to sites that can be acquired and (eventually) sold concurrently. This will be accomplished by pre-selling sites to builders who have the borrowing and building capability to close subject to entitlements. The company will either Joint Venture the entitlement process with the property owners or acquire the properties visa vi long term purchase escrows or option agreements.

To mitigate the risk associated with “not being in title”, 5B will arrange to encumber each site with the recordation of an “Abstract of Agreement” (AoA). Properly drafted, the AoA will serve to lien the property acquisition in order of priority much like a note is protected by a deed of trust.

The AoA will also protect 5B from any future claims by all other non-participating parties, including the seller’s, should they suffer from “Sellers Remorse”. The AoA provides 5B with comparable security as to that of actually holding title to the properties.
